BOOKING AND PAYMENT TERMS 

RENTING PERIOD
From April to October the minimum renting period is 1 week. Due to agency contracts the renting period from Nov. to March  is always from Saturday to Saturday   if previously not otherwise agreed.  
Pls plan your arrival not earlier then 16:00 hrs and not later than 19:00 hrs. Check-out will have to be not later  than 9:00 hrs. Naturally,  exceptions may be discussed with us ahead of time.

RENTAL PRICES
The prices are renting prices  per week (from Sat./Sat. or Fri/Fri)) and must be paid prior to arrival and check-in in Euro. The basic price per week includes all standard utilities such as electricity, water,  bed linen, bath towels  (no outdoor use) and table linen and  final cleaning. Pool towel service on charge.
Heating costs (15 Nov.to 15 March as a legal rule) as well as fire wood will be charged seperately  according to actual consumption.
For room-in visitors there will an extra charge of  €  50,00 respec. € 100,00 per week.  In case of a booking period of more then 2 weeks, an intermediate cleaning of the apartment is obligatory. The charge of this cleaning (min. € 42,00) depends on the dimension of the accommodation and on the occupation and will be part of the rental contract. A washing machine as well as a tumble dryer  may be used charging € 5,00 each load each separate machine. –

MAID /COOKS SERVICE
Separately the maid service is € 12/hour. You may also request the service of a famous  Michelin star cook at € 25/ hour or fixed menue price ). These services have to be booked ahead.

PETS

We love well educated pets and they are welcome! The surcharge for each animal is € 39,00 per week. In order to avoid "littering" or problems with other animals as well as our guests  all pets  must always be kept on a leash within the housing complex. In case of damages or complains the pets owner has to answer to this.

PAYMENTS
Bookings are only considered valid and confirmed after receipt of the agreed down payment at our account and duly signed and filled-out booking documents .
If not otherwise agreed, a minimum down payment of 25% of the total renting price must be paid immediately at time of  booking. Rest payments must be effected not later than 12 weeks prior to  rental period . Payments must be made via bank transfer to our account without extra charges for us. If so agreed you may also pay with credit card but in that case  commission charges exceeding    € 20,00 will be charged  to you upon your arrival. All bank transfer costs are at your charge. Please inform your bank accordingly. Please keep to agreed payment terms to avoid unpleasant encounters when checking in.

SECURITY DEPOSIT
The security deposit  amounts to € 150,00 or € 300,00 depending on the size of  the booked apartment or house and has to be paid cash upon upon arrival. The money will be returned to you deducing extras for breakfast, dinner etc. or costs of eventual damages or cleaning due extreme dirtiness of the apartment/house  when checking out.

CANCELLATION
In case of  booking cancellation, the down payment of 25% is not subject to refunds. The remaining amount will be calculate as following.
In case of booking cancellation up to 16 weeks prior to rental period, the client will have to pay a penalty of 1/3 (33,33%) of the total booking amount.
In case of cancellation  between the 16th  and 12th  week prior to renting period, the client  will have  to   pay 1/2 (50%) of the total booking amount.
In case of cancellation after the 12th  weeks prior to renting period or a no-show , the client will have to pay the total renting amount (100%) as penalty. You may also ask for a credit for a future booking with arrival within the same year.

PREMATURE  DEPARTURE:

Once officially checked in a premature departure does not entitle you to any reimbursement of the rental price.

LIABILITY: 
Parents are responsible for their children!!!  That goes not only for all damages caused by them but also for their  security around the property especially around the 2 swimming pools, the children’s playground and the contact with my freely roaming animals (dogs and cats).

JURISDICTION
Both parties of the contract recognize explicitely  the local jurisdiction in case of differences and controversies.
